For Buyers

Own a home in Seattle, on a salary Seattle actually pays.

reSpace is structured co-homeownership: you buy a private suite in a beautifully designed home and share the common spaces. One way to finally stop renting and start owning, starting around the cost of a one-bedroom.

What it is

A private suite that is truly yours, in a home that feels far bigger than the price.

With reSpace, you own a private suite inside a thoughtfully designed Seattle home. You hold your own mortgage on your suite and a membership interest in the home's LLC, so your name is on something real. The living room, dining, outdoor space, and EV-ready parking are shared and beautifully done, which is how you live large while paying small. It is a practical path to ownership for people who are tired of pouring rent into someone else's home.

How it works

Four steps from renting to owning the neighborhood.

01

Join the waitlist

Tell us what you are looking for: the neighborhood you love, your budget, the kind of home and housemates you would feel good about. It takes a few minutes and there is no obligation.

02

Get matched

reSpace runs a compatibility process to pair you with the right home and the right housemates. Shared spaces work best when the people in them actually fit, so we take this part seriously.

03

Tour the home

Walk the suite, see the shared spaces, stand on the porch, and picture your life there. No pressure, just a real look at whether it feels like home.

04

Own your suite

Close on your suite with your own mortgage and your membership interest in the home's LLC. You are an owner now, with the flexibility to sell your interest when you choose.

Who it's for

Built for the people Seattle's market left out.

Priced out of buying

You earn a real income, but a whole single-family home in Seattle keeps moving further out of reach. reSpace lowers the bar to entry without lowering the quality of where you live. Ownership at The Grove in Ballard starts at $179,000, about the cost of renting a one-bedroom here.

Done renting

You are tired of rent increases, year-to-year leases, and building wealth for your landlord instead of yourself. You want a place that is actually yours and a monthly payment that builds wealth over time, not someone else's.

Want community without giving up privacy

You like the idea of neighbors who become friends and shared spaces that are gorgeous, but you still want your own front door and your own private suite to retreat to. reSpace is designed for exactly that balance.

Questions

Co-homeownership for buyers, answered.

How is this different from renting?

When you rent, your payments build wealth for your landlord and your lease can change every year. With reSpace, you own your private suite. You hold your own mortgage and a membership interest in the home's LLC, so your monthly payment is going toward something you own. You also get the flexibility to sell your interest when you choose, which a lease will never give you.

How much does it cost to start?

There is no large down payment hurdle. You pay a one-time membership fee plus a monthly mortgage on your suite. At The Grove in Ballard, ownership starts at $179,000, roughly what it costs to rent a one-bedroom in Seattle. We will walk you through the specific numbers for the home you are matched with.

Do I get my own mortgage?

Yes. Each owner has their own mortgage on their own suite, plus their own membership interest in the home's LLC. You are not on the hook for anyone else's financing, and your ownership is genuinely your own.

Can I sell later?

Yes. You have the flexibility to sell your membership interest when you choose. Your suite is yours to hold for as long as it fits your life, and to move on from when you are ready.

Where are the homes?

Our first community is in Leschi, near Lake Washington: a single-family home reSpace converted into five private suites. The Grove is in development in Ballard, with three architecturally distinct buildings and eight private ownership suites around shared designer spaces. We are building across Seattle, Bellevue, and Kirkland, so join the waitlist to hear about homes near the neighborhoods you love.
